Position Overview

We are seeking a Director of Property Management to lead our property management division and play a pivotal role in shaping its future. This leader will oversee a growing and diverse portfolio of more than 2,000 apartment units and 300,000+ square feet of commercial space across the greater Los Angeles area.

The ideal candidate is a seasoned professional who thrives in a dynamic environment and understands the balance between rapid growth and sustainable infrastructure. You will lead a team of property management professionals, including a Regional Manager, Portfolio Managers, Assistant Property Managers, and Onsite Managers, ensuring operational excellence across all properties.

This individual will take ownership of developing, implementing, and maintaining Standard Operating Procedures (SOPs) that evolve as HighPoint continues to scale. You will drive departmental training initiatives focused on compliance, leadership development, and continuing education, ensuring all team members perform to the highest standards of professionalism and accountability.

The Director will also be responsible for overseeing property operations, managing financial performance, and ensuring tenant and client satisfaction through effective communication and strategic problem-solving. You will collaborate closely with internal departments to streamline processes, enhance efficiency, and align property operations with the company’s broader strategic goals.

A strong financial acumen and operational mindset are essential for success in this role. You will prepare and manage property budgets, monitor performance metrics, oversee vendor contracts, and ensure maintenance and capital projects are completed efficiently and to quality standards. Additionally, you will leverage technology and innovation to optimize workflows, introduce modern management tools, and continuously improve team performance.

Ultimately, this position is both strategic and hands-on, requiring a leader who can guide people, systems, and operations with equal focus. As a key member of the executive leadership team, you will directly influence how HighPoint scales its property management platform while maintaining the high operational standards that define our firm.

Key Responsibilities

Department Leadership and Infrastructure Development

  • Lead the creation, implementation, and continual refinement of departmental SOPs that evolve as HighPoint grows.
  • Partner with executive leadership to design operational systems that support sustainable, long-term scalability.
  • Collaborate closely with Directors of Maintenance/Construction, Leasing, Accounting, and Operations to ensure departmental alignment.
  • Lead and mentor a dynamic team of property management professionals, including regional, portfolio, and onsite managers, as well as assistant property managers.

Training, Compliance, and Development

  • Develop and deliver comprehensive training programs for compliance, operations, and leadership.
  • Ensure strict adherence to Fair Housing, landlord-tenant, and other applicable regulations.
  • Create systems for continuous professional development, performance evaluation, and team accountability.

Portfolio Oversight and Financial Management

  • Oversee all property operations, ensuring financial health, tenant satisfaction, and owner confidence.
  • Prepare and manage budgets, monitor performance metrics, and implement cost-effective operational strategies.
  • Coordinate property maintenance, capital projects, and vendor management with a focus on quality and efficiency.

Client and Tenant Relations

  • Serve as the primary liaison for clients, ensuring strong communication, transparency, and trust.
  • Develop strategic partnerships with real estate professionals, investors, and ownership groups to align management strategies with investment goals.
  • Proactively address escalated tenant or ownership concerns with diplomacy and professionalism.

Innovation and Technology

  • Identify and implement cutting-edge property management tools and technologies that drive operational excellence.
  • Stay current with industry trends and best practices to continuously enhance departmental performance.

Qualifications

  • 5+ years in a Director of Property Management, Regional Manager, or comparable leadership role.
  • 5+ years of experience leading multi-level property management teams.
  • Proven ability to develop and scale systems, processes, and training programs.
  • Strong financial management, budgeting, and reporting capabilities.
  • Excellent communication, organizational, and leadership skills.
  • In-depth understanding of California property laws, Fair Housing, and compliance requirements.
  • Bachelor’s degree in Real Estate, Business Administration, Management, or related field preferred.
  • Valid California Real Estate License and Driver’s License required.
